Single family homes in Carmel Valley: New listings reached the years high in May. That same month, inventory reached its third lowest point in the year. This would indicate that while homes were rapidly coming on the market, they were selling very quickly, leaving inventory low. Not surprisingly, May was also the month that showed the most sales in Carmel Valley.

Sales price and list price stayed pretty steady throughout the year. April through September had the lowest gap between list price and sales price. This indicates a competitive seller’s market. The competition was so intense that many of the sale prices were higher than the asking price, as the graph shows.
