A changing market?

As the year comes to an end, moving plans are usually put on hold. Homeowners figure that as the home-selling season is winding down they should hold off with their selling plans and wait until the spring. This is usually a good idea, however, with our current changing market comes a new way of thinking. Homeowners are anxious to place their homes for sale on the market sooner rather than later.

WHY ?

• Interest rates are increasing, which will affect the real estate market
• The market may become slower if you were to wait until the spring of 2006
• The actual time that a property remains on the market may increase
• You may not sell your property for as much as you could today

Is this your last chance to sell your home ? Unlikely ! There is no way of knowing for sure what the residential real estate market will be like in 2006 as the market is constantly changing. The home sale market may have hit it’s peak for this cycle during the past summer.

However, this certainly doesn’t mean that you’ve missed out. Earlier in the year some buyers willingly paid more than the asking price for some homes ~ now the market is different, it is just a little more realistic.

With interest rates on the rise and a larger inventory of homes currently on the market we now see a more cautious buyer. If you are thinking of selling your home there are a few things to consider. With more homes currently on the market, buyers have the time and luxury to be more particular and selective.

A few tips for a home seller :

• Resist the temptation to sell your home in an “as is” condition. Repairs can make a huge difference. Loose knobs, sticking doors and windows, warped cabinet drawers and other minor flaws detract from home value. Have them fixed.
• Bathrooms help sell homes. Check and repair caulking in bathrooms and showers. Make this room sparkle.
• Fix that faucet ! Dripping water discolors sinks and suggests faulty plumbing.

Properties That Sell in Today’s Market: On a Scale of 1 – 10 The 10’s Are The Ones That Are Selling.

How can your home be a “10” ?

1) By improving the condition.
2) By offering good terms.
3) By improving the way your home shows.
4) By adjusting the price.

It wouldn’t do any harm to have your home featured on the premier San Diego real estate search site either!
