When reading San Diego local papers and data charts, we are lead to believe that the housing market is falling and that the county is doomed. Local papers quote individual “experts” in the San Diego real estate market as saying that the home sales in San Diego are on a downward trend. The doomsayers are over generalizing the market decline seen in some areas of the county and do not mention the areas of the county that are seeing sales comparable to last year.
We all have heard the statement: Location, Location, Location used by agents across the country. In a market like we are currently seeing in San Diego County this statement couldn’t hold truer for our condo market!
The La Jolla UTC 92122 area has seen an increase in total sales in the condo market. This past March 2007 the UTC area had a total of 27 sales, from a total of only 15 in March 2006, the “slow market” doesn’t seem to have affected the numbers of sales. Take a look at the area and you will see why, it has the “Location” factor. The UTC zip code 92122 is located near strong businesses, local shopping and more importantly UCSD as well as the beloved beach we all crave to live closer to.
Pacific Beach 92109 has also held on and in March of 2007 beat out the previous March 2006 sales by 3 for a total of 30 condo sales. Again look at the location it is an area full of nightlife, close to the beach and close to major freeway access making commuting to work a breeze and having fun just a few steps away.
Another hot spot for condo sales is La Jolla 92037 which had a total of 28 sales this March 2007 only two shy from March 2006. La Jolla’s numerous qualities include beautiful beaches surrounded by upscale shopping and dining and convenient freeway access. Hiking trails along the cliffs allow you to enjoy all the natural coast has to offer, yet only steps away from the modern conveniences of life.
The “Location” factor will continue to help these areas maintain sales volume during a slower market. Click here to search for San Diego condos for sale
