San Diego fixers – still a worthwhile investment?

October 10th, 2007 · No Comments

Now don’t get me wrong ……. I’m certainly not sitting here trying to tell you that this is a market for “flipping” properties in San Diego -  BUT there are some great investment opportunities in buying fixers.  If you already have a vision of your dream home and can’t quite afford to buy it right away …… why not work towards your dream with a fixer and a vision?

The ideal “fixer” home would have the following:

• A decent foundation, but an interior that could use some sweat and upgrades.
• An “affordable” property suited to your income abilities.
• Initial labor would not be necessary prior to moving in, the home would be something you can live in and begin to “fix” at your own pace.

The best part is that each update that is done to the home will continue to add value and curb appeal to the property! So whether it’s this particular fixer home or another…… some sweat and money over time can find you sitting in the home you dreamed of owning.  It may not be instant gratification but it will be gratifying looking at what you were able to create!

Our listing on 8105 Blythe Court in Mira Mesa, San Diego 92126 is a perfect example of a San Diego home that would fit this bill.  It was built in 1976 and over the last 10 years it has been rented out to the same family.  The home has been maintained but has not been updated.  The new home owner will probably want to replace the carpets and put on a new coat of paint as their first “fixer” step.  The kitchen and bathrooms are in working condition but a bit dated in style, updating them may be the second “fixer” step. Updating the landscape might be the third “fixer” step. Of course, steps I mention are just suggestions, what is done is up to the new homeowner’s imagination!

Just remember having an open mind is the key to finding a successful “fixer”!
